Yorkville Condos That Don't Break The Bank

Yorkville isn't exactly synonymous with value when it comes to shopping for affordable condos for sale in Toronto . And the average cost per sq. ft. is only increasing with the host of newer build, swank abodes like 133 Hazleton Residences and the highly anticipated The Perry , currently under construction. But if you have your heart set on this stylish neighbourhood, there are a number of Yorkville condos that are surprisingly well priced.

It's true that the more affordable condos in Yorkville tend to be in older buildings which often means higher maintenance fees but here are three options that offer a good balance of lower than average prices for the area, reasonable maintenance fees and decent design and finishes that make them well worth considering for all those Yorkville-dreamers on a budget.

Option 1: The Lotus

The Lotus at 8 Scollard, right near Davenport and Yonge, is a great mid-rise condo in Yorkville with boutique amenities and our number one best value pick for the area. It's just down the road from one of the most expensive condos in Toronto - the Four Seasons Private Residences - yet it's actually quite reasonably priced for the area at $696/sq. ft. on average.

At $0.63/sq. ft., the maintenance fees are above average for the city as a whole but actually significantly below the average for Yorkville condos; the fees are very reasonable for the size of the building (this isn't a typical downtown tall tower) and the number and for the quality of amenities that you're getting - everything from guest suites and a stellar party room to a 24-hour concierge. But the real hero is the Lotus Spa with juice bar, mani/pedi room, yoga and fitness rooms, steam rooms and more for use by residents and their guests.

Option 2: 40 Scollard

40 Scollard boasts a prime location and decent amenities for an older building including a gym, squash court and 24-hour security. The suites are functional and they've held up well design-wise; some owners have renovated since the building opened in the early 90s.

It's priced well by Yorkville standards at $643/sq. ft. on average and while the maintenance fees aren't cheap at $0.80/sq. ft., they've actually decreased this year over last - there were some steep increases from 2012-2014 but these seem to be in check now which is a good sign (although a thorough examination of the condo reserve funds and history by your lawyer and Realtor is always a must).

Option 3: The Ramsden

The Ramsden is an older Yorkville condo built in 1997 but the design and finishes have held up remarkably well. And if you prefer a classic aesthetic to modern minimalism, than The Ramsden is well worth a look.

At $601/sq. ft. on average, you may be able to afford a larger unit here versus a shoebox at some of the new Yorkville condos for sale. Maintenance fees are also below average for the area at $0.67/sq. ft. on average and include a concierge, security guard, gym, rootop deck, party room and more.
