When you think Oakville – recently named Canada’s most expensive place to buy or rent a home – the word “affordable” is probably not the first thing that comes to mind. But while the sprawling, multi-million dollar lakefront estates aren’t exactly in everyone’s budget, they do drive up the Oakville average in some pretty dramatic ways. (A $20M listing can really do a number on the average…it’s better to look at the median.)
So, that said, there are definitely a few areas that are more accessible to the average buyer.
Semi-detached homes in College Park, Oakville

College Park
Located in northeast Oakville, this area has single-family homes, towns and condos, and is more affordable than the town’s pricier central neighbourhoods. It has a very suburban feel, there’s less infrastructure and you need a car to get around. But the big draw here is the housing stock: large homes set back from the street on generous lots. It’s conveniently close to Sheridan College campus and Glen Abbey golf course – and prices are pretty reasonable, considering what you get.

Bronte Creek Provincial Park, near West Oak Trails, Oakville

West Oak Trails
This family-friendly neighbourhood is located in the northernmost part of Oakville, towards Dundas. The best thing about it is its proximity to nature. It’s close to Bronte Creek Provincial Park, wooded trails, park, splash pads and sports fields – everything you need to enjoy the great outdoors. And the area boasts some great schools, too, including strong French immersion options.

River Oaks neighbourhood, Oakville

River Oaks
This is another super family-friendly area, with great public and private schools, parks and green spaces, a serene, suburban feel. What you’ll find here are mainly detached homes, with a few towns, semis and condos thrown in. In general, it’s more affordable compared to the rest of the Oakville market. There are a lot of large, renovated homes here, but also smaller, older properties that buyers can use as an entry point into the neighbourhood.
And if you’re into golf, this area is amazing – it’s just north of the very prestigious Glen Abbey course, with a few other great courses nearby.
