75 Portland: The Queen of King West Condos

75 Portland: The Queen of King West Condos

King West is known as Condo Nation. With over 80 developments (excluding Liberty Village), it's the 'hood that boasts (or burdens, depending on your POV), the highest condo density in Toronto. It drums up images of sleek, mid-rise condo developments, largely for first time buyers.

But King West can be far from cookie-cutter if you know which buildings pack the most style punch. Queue 75 Portland - the soft loft option that combines a little edge and grittiness with glamour and sophistication, offering a range of unit sizes and price points for everyone from first time buyers to executives looking for their forever, urban home.

We've featured 75 Portland previously in our post on the best King West condos but a building of this quality and visual interest deserves its own spotlight. Here's why this address tops our King West condos recommendation list.

Why 75 Portland Tops the List of Our Fav King West Condos

It's Sophisticated Without Being Stuffy

Only the most thoughtful design can pair grit with glamour and net out at a result that's both elegant and casual but doesn't feel forced.

With the powerhouse design firm YOO partnering with Freed on 75 Portland, we knew this would be a design success before they even broke ground (and so did investors and end-user buyers, as evidenced by the quick pre-sales period). But we always reserve a healthy dose of skepticism looking at artist's renderings and early blueprints because pre-construction is rife with risk and buyers don't always end up with what they purchased on paper.

75 Portland is one of those gems where the design and quality of build and finishes actually lived up to the hype. YOO's interiors are inspired by their founder Phillipe Starck, known for his ability to design elegant spaces and furniture (like the iconic Louis Ghost Chair for Kartell) but always with a sense of humour and whimsy. 75 Portland is no exception.

It has its serious side - solid construction, tough concrete ceilings and pillars, contemporary finishes - but also whimsical touches, best seen in the common areas like the over-sized planters and mix-and-match chairs that feel very Alice in Wonderland.

There's a little bit of magic in Starck's designs and if you have a strong design eye yourself, you can bring that elegant whimsy into your own unit through furniture, art and décor choices.

It's a Safe Bet

While 75 Portland is slightly higher in price than the average King West condo, you're getting above-average bang for your buck in terms of the quality and aesthetics. Because this building and the units it contains are of a better quality than the average new build and the property management has been good, buying here is a pretty safe investment.

This is evidenced in the upward trajectory in value growth - most new builds have a value dip directly after doors open (often, a dramatic one) before starting to rise again as pre-construction units are typically over-valued but not so here.

Plus, the maintenance fees have remained very reasonable over the years at just $0.49/sqft (that's below the city average).

It Gives Buyers Options

So many of the newer condominium buildings cropping up in King West and Queen West are filled with micro condos suitable only for young, first time buyers or investors looking for rentals. But 75 Portland has a wide range of suite sizes from 473 sqft starter units for young, urban professionals to 2,115 sqft spacious two bedroom penthouses with large terraces.

There are also a variety of layouts including split level designs for people who prefer to have the bedroom separated from the living and entertainment space, allowing the main floor to be truly open concept.
